Yas Island in Abu Dhabi is set for another major development as a new residential community called The Wadi takes shape near the site of the planned Disney theme park.
The AED 6 billion project, launched by Cosmo Developments, will bring thousands of homes, commercial areas, recreational facilities and a hotel to the rapidly developing Yas Island area.
The Wadi to Bring Nearly 4,000 Homes
The Wadi will cover approximately 140,700 square meters and is planned to include 3,950 residential units. Apartments will range from studios to one-, two- and three-bedroom homes.
The project is being developed as a mixed-use community, with residential buildings alongside commercial, sports and recreational facilities. A hotel is also included in the wider master plan.
The development is being inspired by the UAE’s natural wadis, with landscaped areas, waterways and outdoor spaces forming an important part of its design.
New Community Near Disney Abu Dhabi
The Wadi’s location along Yas Canal places it close to several of Yas Island’s major attractions, including Ferrari World, SeaWorld Abu Dhabi and Yas Waterworld.
It will also be near the upcoming Disney theme park and resort, which is planned as Disney’s first theme park in the Middle East. The park is still in the early stages of development.
The wider area is undergoing significant expansion, with several major entertainment and tourism projects planned for the coming years.
First Homes Expected in 2030
The Wadi will be developed in phases. The first two residential buildings are planned to contain a combined 530 apartments, while the first phase is scheduled for handover in the fourth quarter of 2030.
The development will also place an emphasis on pedestrian-friendly spaces. Cars and parking facilities are planned underground, while the surface areas will include walking and cycling paths, landscaped spaces and a running route of approximately six kilometers.
Yas Island Continues Its Expansion
The Wadi is one of several major projects expected to transform Yas Island. Alongside the planned Disney resort, the island is also set to receive Sphere Abu Dhabi and a major expansion of Warner Bros. World featuring Harry Potter-themed areas.
Together, these projects are expected to add new residential, entertainment and tourism options to Yas Island as Abu Dhabi continues developing the area as a major destination.
